The crucial factors to be considered when projecting housing needs, present supply and gap between the demand and supply are:
i) The rate of household formation and
ii) The net rate of addition to the existing housing stock.
The difference between the two indicates the gap or unsatisfied demand. The projection for urban housing needs of the urban households, housing stock, acceptable housing and the housing gap has been analyzed and remedial measures has been suggested. It is seen that with respect to the demand for Villas Ernakulam is leading other destinations in Kerala.

One simple method of estimating the number of households in different years is to divide the projected population of a particular area by the average size of the household. It is, however, not correct to assume that the size of the household would remain the same in the coming decades. Therefore, the projection of households based on the past trends of household formation after assuming the linear growth rate has been attempted for the estimation of the urban housing needs.

It is obvious that unless a breakthrough is not achieved in tackling the problem of urban housing, urban chaos is inevitable and urban development programmes will not prove to be meaningful in improving the quality of life for a majority of the people living in the urban areas of cities like Kochi.

Kochi was the commercial capital of Kerala since time immemorial. No other city or district in Kerala could ever challenge this status so far. The volume of business transactions taking place in this destination is unseen in other parts of the state. Not only that, this city is the greatest contributor of different types of taxes to the state and central government. Also the purchasing power of the people in this city is rather high. Thus they are willing to get into built up spaces that are available at affordable prices. This is one reason for the proliferation of apartments and villas in Kochi.
