it's just another hdb development lor. this is located along yishun ring road. The name Yishun Riverwalk reflects the river theme woven into its architectural and landscape features.

dunno why this HDB project is so slow. Other projects in Punggol are built with speed like rockets but this project is really snail moving. Just my damn ill fate to be selecting this project out of desperate need for flat. Sigh...we start balloting for Riverwalk back in oct 2010, now, almost 2 years already, only 5 levels high...

Hellokitty

Hi nasa6678,

Let's hope they will build faster and we can collect our keys soon. :)

They're at level 7-8 as at 29 July 2012.

nasa6678
16th August 2012, 09:10 PM
I doubt it can TOP by 1st quarter next year. It is almost impossible. After the structure of the flats are completed, there is still a long way to go. I foresee TOP for the 1st block of flat and carpark is around 3rd quarter next year. There's total 14 blocks and so likely, the last block to TOP will be around 1st quarter 2014 already

Once the construction starts going up, it goes up really fast! I think it will TOP 1st quarter of next year :)

nasa6678
16th August 2012, 09:17 PM
Even when TOP and move in, there will still be about a year of noise and dust to endure coz next door Greenwalk is under construction. There is a small exercise or park corner in Greenwalk, it will be the last priority of construction so expect to hear construction noise from the park constructors when you move in

Hellokitty
17th August 2012, 11:09 AM
Oh ya! Yishun Greenwalk... No choice, have to endure but hopefully they can catch up with Yishun Riverwalk soon after. :)

You should learn to enjoy it. I used to do it whenever I go to interchange from my house. I only take 15 mins by walking, but taking feeder bus normally takes about 30 mins to reach interchange. Worst of all, during peak hours feeder bus cannot even board one.

I sincerely hope that an underground pass can be built to under Yishun Ring road to enable riverwalk residents to cross Yishun Ring road with ease when walking along the park connector towards the KTPH direction. Currently, still need to be careful of busy traffic on Yishun Ring road when crossing from riverwalk side park connector to the other side (Blk 321) side

Is there any decent HDB reno/furnishing contractor worth recommending? As we know, designing and reno works for HDB flats are usually quite different. Different considerations, budgets and reno standards from private properties and bungalows.

furthermore, I have opted for all flooring and all doors to be done by HDB under the OCS - optional component scheme. Therefore, only basic reno like the feature wall for living room TV console, glass partition in toilet shower, kitchen cabinet/worktop, custom made closet in master bedroom, that's all. Any recommendation?

I also heard its good to ask HDB to recommend a reno contractor.

nasa6678
24th September 2012, 09:29 PM
Any recommendations for electrician? Most reno company require owner to find his owner electrician to run extra cabling.

Any air con recommendations for air con? Do air cons installation require home ownwers to run own electrical cabling as well?

How to choose the right cooling capacity for air cons?

I asked about Hdb approved contractors a while back. Can take a look here http://www.thehomelook.com/forum/showthread.php?1496-HDB-Licensed-Contractor. Basically it's a requirement to hire Hdb approved contractor for Hdb renovation.

My reno contractor did the electrical works for me. Didn't need to separately source for a electrician. I'm pretty sure many reno contractors have electricians that they partner with.

My prediction is more or less confirmed. Riverwalk project was a very much delayed project from the initial launch until the construction company starts to build. The gap was pretty much a waste of time becos HDB had to wait till the take up rate is enough before they will ask for tender to start building. Apparently, Riverwalk is not having very good take up rate. Still have balance flat to select under sept SBF! This will usually not happen to BTO flats in punggol, sengkang, Tampines,Pasir Ris areas. sigh....just my luck to have settled for Riverwalk flat

Yes you are right, I am cannot regret now, just hoping that Yishun homes value will appreciate faster than the rest of Singapore and hopefully change the stigma that Yishun is a place that not most people will want to live in if given a choice.

I certainly do hope Yishun can be more accessible from the eastern and southern parts of Singapore as now, all people have only Lentor ave one major road to access Yishun town.

Riverwalk is near which 2 markets? I tried walking to GV Yishun from Riverwalk. Can reach GV in 10mins only if walk very fast.

Bro, you can cut through the blk 300+ flat, that should save some time. (Think normal walking speed can reach in 10 minutes. For 15 min. to walk fast from Yishun ave 7. Yes, i agree.) Cos I walk to MRT from the Blk 280s.
The market at Blk 293 and Blk 350+ series.(near Jade Spring).
Yes, the expressway is work in progress. they are broadening the Yishun dem area too.

The air con multi split systems all japanes brands not manufactured in Japan. Likely made in Thailand. I reckon maybe buy korean brands like LG. LG's got model labelled as 'Made in Korea'. Comparing, made in korea still better than made in thailand???

God please help us....HDB delayed this project so long before start construction and now, during construction, still got this kind of problem! My god damn luck to have selected Yishun Riverwalk project. If worker didn't get paid, who knows maybe the quality and material integrity of the flats are in bad shape! MAybe like China's "Doufu Zha" (beancurd dross) projects. Can collapse anytime. I mean the worker are not happy with their employers, who can guarantee they did not play mischeif or sabotage the project to show frustration to their employer. ****, do I have to live on this kind of flats....???

nasa6678
20th December 2012, 04:41 PM
If this Sime Chong Construction goes bust....how many more years do we wait to get the flats keys? Waiting for my flat really feel like its taken so many years! I believe Some of the people who selected punggol flats same time as me is now more or less ready to move in! My relatives sometimes look so shocked when they heard I'm still waiting for my flt to be completed. They always give the same comment "I thought you already move in, why so long to complete". I always have to explain that construction only started many months after I successfully balloted and selected the flat. That's why until now, our project still got blocks less than 10 storeys completed.

nasa6678
20th December 2012, 04:46 PM
In retrospect, I am indeed seriously concerned bout the integrity of the flats. I wonder what types of construction works are Sime Chong workers involved with. The relevant authorities must check thoroughly whether the materials used have been discounted by the unhappy workers

mhhouse
29th December 2012, 04:13 PM
Teambuild Construction is actually the main contractor whereas Sime Chong is actually a sub-sub contractor. There are many contractors and engineers involved in the project who will check that the building is properly done up so don't worry too much nasa. By the way, HDB says that construction is still progressing according to schedule. :)

Ha HA Ha, I like the way you look at things, you are very optimistic Hellokitty. Maybe you have someone cooking at home so only need to eat out occasionally. For families that dun cook and have to source outside food on daily basis, eating at the 333C or Greenwalk 317 is more practical and convenient (if not raining)

Apparently, the entire yishun ave 9, st 31, ring rd area is gonna explode with huge population. Look at the number of construction sites in Yishun alone! Its simply amazing how we gonna live in peace with so much people. I can sense the severe shortage of amenities to satisfy all the residents in Yishun coming up real soon. Sigh....I kind of worry about how my children gonna survive in this society in 30 years time...

Collection of Keys

When you're going to collect the keys to your flat, you must bring the original copy of these documents of all persons listed in the application form for verification:

identity cards
marriage certificate if you are buying a flat under the Fiance/Fiancee Scheme and applied for the Additional CPF Housing Grant (AHG)
certificate of insurance
you must buy a fire insurance from HDB's appointed insurer, ETIQA Berhad (at HDB Hub, Atrium, 2nd Storey), if you are taking an HDB loan. For more details on the HDB Fire Insurance, you may call ETIQA Berhad at 6331 9253 or visit ETIQA's website.
latest CPF statement(s) if you are presently a CPF Board's employee
if your UI number is different from your CPF account number, you are advised to call the CPF Board to update the account number before the appointment date. Otherwise, you can inform us of the CPF account number on the appointment date.
Power of Attorney if you are unable to attend the appointment personally, for instance if you are overseas, the attorney representing you must bring one certified true copy by the solicitors and two photocopies
completed GIRO form if you are paying monthly loan instalments partially or fully by cash

Hey peeps, I would like to share this with you all.

marriage certificate if you are buying a flat under the Fiance/Fiancee Scheme and applied for the Additional CPF Housing Grant (AHG)

I'm under the Fiance/Fiancee Scheme and applied for the Additional CPF Housing Grant (AHG). I have not ROM yet and was invited to HDB to collect my keys. I called the HDB officer to check on this issue and he told me that I have to email them any proof of getting married prior to collecting my keys.

Proof of getting married can be:-

ROM Booking
Documents of your paid Bridal Packages
Documents of your paid Wedding Banquet

If you're going to email HDB your documents of Bridal Packages or Wedding Banquet, please remember to also email them the receipt showing that you've paid(partially/fully) for it. As I got a friend who submitted the Banquet Agreement, HDB called them and asked for their receipt showing that payment has been made.

Hi nasa7788, do you intend to install kitchen door? Or yours an open concept kitchen? :)

Hellokitty, I am only going for minimal reno works to cut cost. I will not install kitchen door as it already look confined enough. Having a door will make kitchen feel even smaller.

I will only install kitchen cabinet, air con, water heaters, a feature wall for tv, lightings, painting and that's about it. Maybe a little false ceiling. The rest are just buying furniture and accessories etc. I may go for one of those cheap reno package from neighbourhood reno contractor. Any comments?
