    hi,

    can we have a bigger MBR by knocking down the wall of the adjacent room so we could have 2 rooms combined into one? i heard it will not be approved by HDB? is that true?

    I have many friend who has done that and do not see why you cannot do so.
    This can be done as long as the walls are not load bearing. your renovation contractor should be able to advise you on this. you will be required to submit plan for the renovation, again this your contractor should beable to help you with the submission.

    Is it true that the value of the house will decrease once you knock down your walls to make 2 rooms into 1?

    It's not exactly true in Singapore as property prices here go by per square feet rather than the number of rooms. In other parts of the world, for example the United Kingdom, prices go by the number of rooms so over there, knocking down walls to make 2 rooms into 1 will certainly knock the value of the house down as well.

    For some local cases, such as HDB unauthorised hacking to combine rooms, it can also reduce the property value. The new owner may want to fork $$$ out to reinstate and will factor that into the price.
